These terms & conditions apply to all land sold. Any references to the singular shall include the plural and for circumstances where there is more than one purchaser buying then these will apply to all.
All land is sold Freehold with vacant possession and on completion is yours to keep or sell .
You are responsible for what happens to and how you wish to use the land subject to any covenants as set out in the general terms and conditions and title transfer
All land is sold with a guaranteed legal right of way for access.
All land is sold as Freehold designated as Amenity, Agricultural, Pasture and Grazing or Woodland/Forestry.

Purchasers can instruct a Solicitor to act on their behalf. This cost to be paid by the Purchaser.
Our buying process is set up so that the Deeds/Land Registry Transfer Forms are submitted on completion and title is immediately transferred to the Purchaser
By signing the agreement to purchase and on completion the buyer/buyers covenants with the Seller by way of indemnity that they will duly perform and observe the covenants, conditions and agreements contained within the Charges Register (where applicable). Thereby keeping the Seller and their estate indemnified against any actions, proceedings, costs and demands arising of any breach thereof.
Certain sites and plots may be subject to additional covenants and terms of use.
These are clearly stated in the title transfer (TR1) which are available in the relevant legal pack, to the site and plot
Purchasers may wish to apply for planning permission, permits or licences for change of use of the land, (note this does not imply that any change of use or planning will be granted)
Purchasers considering future change of use prospects are deemed to rely on their own enquiries as to planning permissions or otherwise that may be required for a buyers intended future use
TPO - (Tree Preservation Order)
Some Councils may wish to place a TPO on certain trees on a site and some sites may already have trees with a TPO in place.
If so you will require planning permission to fell the tree unless they become a danger to the public
The Owner may if they wish mark out their plot subject to whether there is an Article 4 placed on the land. An Article 4 is sometimes issued by Local authorities restricting the rights of General permitted development. Where an article 4 direction is in effect, a planning application may be required for development that would otherwise have been allowed under permitted development. (eg placing a caravan on the site, fencing, altering an entrance digging a pond )
Land Owners are invited to join The Land Owners Association. Through the Association, land owners can decide what they may like to do collectively on a site. E.g they may wish to put in services such as water or electricity.
They may also wish to apply for various change of use planning applications , licences and permits. as the assocaition rather than individually
